DESIGN NOTE:
Don't worry, this is a hidden canvas. You can delete it after you read this. FYI, this top section is going to look strange, but it functions beautifully in the live preview, so don't delete the second section that appears blank / to have a weird gap! It's so the text will load over it beautifully.
Since the text is white and hard to see, just briefly turn the text black to edit, then back to white, or you can make it black and change the top background colors instead! — Jen
the lighter touch
An occupied listing doesn't need to be emptied and redesigned to sell, It needs the right edit. A few pieces removed, a few added, and everything arranged the way a buyer expects to see it. Same strategy as a full staging, sized to a home that's already lived in.
THE EXPERIENCE
01
We walk the space together and talk through what each room needs to feel pulled together. We will discuss updates the homeowner can do to make the home more marketable, as well as any pieces that may need sourcing.
02
I style each room using what you already own, layering, editing, and rearranging until it clicks. If additional pieces have been sourced, I will bring those along to add.
03
We will walk through the space and discuss important changes and styling tips for photographs and showings. I leave the homeowner with a checklist to keep their home show-ready at all times.
2 Hour Minimum
Includes design decisions, suggested edits, placement, & installation.
The client receives a full walkthrough and real strategy for the property from the very first meeting.
For clients or agents wanting to purchase additional furnishings or fillers for the space.
I choose pieces that are beautiful and practical for multiple projects, and they are yours to keep.
Itemized and transparent, billed only for what is used.
Sometimes I may have extra, unused pieces in my inventory or store. If I use anything from my stash, I just charge for the product, not the sourcing cost.

Agents with an occupied or lightly furnished listing who want amazing photos, and sellers who want their space edited and show-ready.
Not necessarily. I work with what you already have first. If a room genuinely needs a finishing piece or to be neutralized, I will source it separately and let you know before anything is purchased.
Full staging means the home is vacant and free of all the homeowner's belongings, and I bring in furniture from my own inventory. Occupied styling works with what's already in the space, with sourced pieces, as needed.
A full occupied stage generally takes about half a day, but can vary depending on how much needs to be edited out. For the best use of our time, homeowners should have at least 1/3 of their belongings edited out and clutter removed from surfaces.
It's yours to keep, always. I purchase those pieces on your behalf and never mix my vacant inventory with occupied pieces.
Not at all. While many of my staging clients are preparing to sell, I also take on styling projects for homeowners who just want their space to feel more pulled together. Keep in mind this is styling, not full interior design. I work with what you have and what I source, but do not select finishes or manage renovations.
